🏡 Another Appeal Success: Rural Bungalow in Huntingdonshire!
We are delighted to have secured, on appeal, Permission in Principle for a self-build bungalow in open countryside on the edge of the village of Old Weston, successfully overturning the Local Planning Authority’s refusal:
The original refusal cited countryside location, impact on character, pedestrian access, and flood risk—but our appeal showed:
- The site is visually contained within an existing residential cluster
- Existing redundant buildings are ideal for redevelopment (in line with the new NPPF guidance)
- A single dwelling can preserve the area’s character
- Safe access can be achieved outside flood risk areas
The Planning Inspector agreed: the benefits of delivering a new rural home outweigh any limited policy conflict, especially given the local housing land supply shortfall and the support for redevelopment of redundant buildings in the open countryside.
