Coordinating all stages of the planning process; including, securing Permission in Principle and subsequent Technical Details Consent, alongside the discharge of conditions, for residential development of the former Cambridge and Huntingdon Health Authority, 18 Vinery Road, Cambridge, CB1 3DX

What we did

      • Delivered key planning advice to the client and project team
      • Managed all aspects of Permission in Principle to gain consent for the demolition of former authority buildings and construction of 9 dwellings
      • Coordinated a comprehensive pre-application consultation process, making substantive changes to address feedback, which was well received by the authority
      • Managed a multidisciplinary team of consultants to collate a relevant evidence base to identify and mitigate site planning constraints in support of Technical Details Consent
      • In conjunction with our in-house design team created a unified design solution of contemporary and venular dwellings which assimilated with the adjacent conservation area
      • Coordinated the submission and project management of a suite of planning applications
      • Negotiated with council officers and Cambridge Development Management Committee an approved scheme
      • Prepared, management and submitted a comprehensive suite of planning conditions applications, including pre–commencement conditions, to allow commencement on site in 2020
      • Designed, submitted and managed full building regulation approval for the permitted scheme

Result

      • The scheme will result in the redevelopment of a brownfield city location to provide for a range of contemporary and traditional vernacular homes, creating a complementary, high quality environment
      • Use of a multi-service team from Partners in Planning and Architecture provided efficiencies in communication and project management
      • The in-house planning and design teams fostered an excellent relationship with Cambridge City Council to facilitate a smooth and timely planning and building regulations even during the Covid 19 pandemic
